Demonstration Platform — No Real Investments Available
Meithera

Fractional ownership of property companies

Fund the return of Ireland’s vacant homes.

Rents are punishing and thousands of homes sit empty. Meithera lets ordinary people fund their refurbishment from €100 — with every euro, holder and payout recorded on Raya Chain and visible to the supervisor.

Property investments involve risk, including possible loss of capital. Returns are not guaranteed and investments may be illiquid.

The full vision

Five stages to the Internet of Value

Today everything is simulated. Stage 1 — secured lending through a licensed crowdfunding partner — is what we propose to launch first. Nothing beyond Stage 0 is live.

    Stage 0 · Demo

    Everything simulated

This demonstration. Fictional homes, people and figures; no money, KYC or tokens.

  2. 1Proposed first launch
    Stage 1 · Lending

    Fund a vacant home’s refurbishment

Lend from €100, secured by a first legal charge, at fixed interest over 12–24 months, through a licensed crowdfunding partner.

    Possible under ECSPR

  3. 2
    Stage 2 · Rent share

Notes in the company that owns the home

One property company per home. Monthly rental income, an investor vote on sale and an ECSPR bulletin board for early exit.

    Possible under ECSPR

  4. 3
Stage 3 · Tenant to owner

Tenants buy in, step by step

The tenant buys shares in their home’s company over time. Rent falls as their share grows; investors are bought out.

    Requires further authorisation

  5. 4
Stage 4 · Internet of Value

Raya Chain as the official register

Holdings move across chains with their compliance rules, payouts in a regulated euro stablecoin, settlement in central bank money.

Future — depends on EU reform

Illustrative opportunities

Vacant homes, ready for refurbishment

Four fictional projects in Dublin, Cork, Galway and Limerick: two Stage 1 secured loans and two Stage 2 rent shares. None has been acquired and none is an offer.

Gross to net, every time

What €1,000 could do — before investor-level taxes

Every opportunity walks from gross to net. The fees are the same everywhere: a 1.5% one-off acquisition fee and a 0.5% annual administration fee.

Property-level net operating yield (Dublin 8: 6.21%) is not your return. Fees reduce what an investor receives, and actual rent and costs may differ. Figures are illustrative and not guaranteed.

Why Irish property?

The case — and the caveats.

We present both sides. Property can provide income, but it is illiquid, can lose value and returns are never guaranteed.

01

Persistent demand

Ireland’s rental market has seen sustained demand relative to supply.

02

Under-used stock

Vacant and derelict homes could return to use with refurbishment finance.

03

Income-focused

Residential property can generate income — though rent can fall and homes can sit empty.

04

Real assets, real risks

Values can fall, works can overrun and your money may be tied up for years.

Supporting Ireland’s housing future

Finance aimed at bringing homes back into use

The goals below describe what the proposed model is designed to support. They are projections, not achieved results.

Restore vacant homes

Finance aimed at returning unused and derelict properties to residential use.

Accessible participation

Fund new supply from €100 without buying a whole property.

Transparent reporting

Costs, risks, projected income and performance — gross to net, every time.

Frequently asked questions

Plain answers

Can I invest real money on Meithera today?

No. Meithera is a demonstration platform. No real investments are available, no money can be transferred, and no securities or tokens are issued. Every property and figure is fictional and illustrative.

Is Meithera regulated by the Central Bank of Ireland?

No. Meithera (a proposed platform by Raya Software Limited) is not authorised or regulated by the Central Bank of Ireland, and the Central Bank has not approved or endorsed the platform. We are engaging with the Innovation Hub, which gives informal guidance only, to discuss the appropriate regulatory pathway.

Would I own part of the house?

No. Each home would be held by its own property company (an SPV). You would hold a loan participation (Stage 1) or notes in that company (Stage 2) that carry economic rights. Legal title stays with the company. The final rights depend on the instrument and structure, which remain subject to legal and regulatory review.

What is the difference between a secured loan and a rent share?

A Stage 1 secured loan pays fixed interest monthly for 12–24 months and is secured by a first legal charge over the home; you do not share in any rise in value. A Stage 2 rent share gives you notes in the company that owns the home, paying a monthly share of net rent over a longer hold, with a vote on selling at the end.

What fees would I pay?

Two, the same on every opportunity: a 1.5% one-off acquisition fee deducted from the amount you enter, and a 0.5% annual administration fee on the amount net invested or lent. Every figure on the site is shown after both fees and before investor-level taxes.
